Advertisement Consent Manchester

Many shop signs, especially illuminated ones and signs in conservation areas, need advertisement consent from the council before they go up. We prepare the drawings and the application for your sign in Manchester and submit it for you, so you are not left working through the planning portal on your own.

When a sign may need consent

In England, outdoor signs are controlled by the advertisement regulations. Some signs are allowed without an application, within limits on size, height and lighting. Others need express consent from the local planning authority. Signs are more likely to need an application when they are:

  • Illuminated, internally or externally
  • Above a certain height on the building, or projecting over the pavement
  • On a listed building, which may also need listed building consent
  • In a conservation area, where the rules are tighter
  • Larger than the frontage usually allows

Every council applies the rules to its own area, so we check your sign against the guidance for that council before anything is made. This is practical help with an application, not legal advice.

What we prepare

  • A scaled drawing of the sign on your actual frontage, with measurements
  • Front and side drawings showing materials, colours, fixing and projection
  • Details of any illumination, including how it is lit
  • A location plan and site plan for the application
  • The completed application, submitted for you

How the application works

1

Survey

We visit, measure the frontage and photograph the building and street.

2

Sign design

We design the sign with the rules in mind, so it has a fair chance of approval.

3

Drawings

We produce the drawings and plans the council asks for.

4

Submission

We submit the application and deal with questions from the planning officer.

5

Decision and fitting

Once consent is granted, the sign is made and fitted to the approved design.

Consent and the landlord

Council consent and landlord permission are separate. Many leases need the landlord’s written approval for a new sign as well, so it is worth asking early. For the sign itself, see shop signs, fascia signs and illuminated signs.

Frequently asked questions

Does my shop sign need advertisement consent?

It depends on the size, height and lighting of the sign and where the building is. Send us photos and details of the sign and we will tell you whether an application looks likely to be needed.

How long does the council take to decide?

It varies by council and by how busy the planning team is, and it usually takes a number of weeks. We build that time into your plans so the sign is ready to make once consent arrives.

Is there a council fee?

Yes, councils charge a fee for advertisement consent applications. We include it in your quote so you can see the full cost before we submit.

What if the application is refused?

We look at the reasons given, change the design where we can, and talk through whether a revised application makes sense.

Can you apply for a sign another company is making?

We focus on applications for signs we design and fit, because we can then make sure the sign built matches the approved drawings.
