Salford signs and the council

Salford has a wide range of settings for signs. Chapel Street and Greengate have historic buildings next to new developments. Pendleton has shopping centre units with landlord rules. MediaCityUK and the Quays have modern office buildings where signage is often controlled by estate management as well as the council.

New developments and estate rules

In newer buildings around Chapel Street, Greengate and the Quays, the building’s owner or estate management usually has its own signage rules: where signs can go, what size, what materials and whether they can be lit. These rules sit alongside any council consent. We design to meet both, and send the drawings to the estate for approval as well as to the council where needed.

Commercial units at the base of apartment blocks need particular care with lighting, because residents live directly above. Soft, directed light on individual letters is usually far better received than a bright lightbox.

On historic buildings, signs that work with the building’s proportions and materials are more likely to be accepted. If a building is listed, listed building consent may also be needed.

Lighting is often the deciding detail. A large box with a bright white face is the hardest kind of sign to justify, while individual letters with a soft halo of light, or a darker face with only the lettering lit, are usually more acceptable and still clearly visible at night. We show you the options on a photo of your building before the drawings are fixed, so you can choose with the application in mind.

Plan the timing early too. The council needs several weeks to decide, and the sign is only made once consent is granted, so if you are opening on a fixed date, tell us at the start and we will plan backwards from it.

Send a couple of photos of the frontage from across the street with your first message. They help us spot anything that affects the design, such as flats above or a listed neighbour, before we visit.

Is Salford City Council the right authority for Chapel Street and the Quays?

Our building management has already approved the design. Do we still need the council?

Possibly. Estate approval and planning consent are separate. If the sign is lit, large or high up, the council may still need an application, and we check that.

Can a sign go on the glass of our ground floor unit instead?

Graphics applied to the inside of a window are often treated differently from signs on the building face. We advise on which route suits your unit.

How long should a Salford start-up allow before opening?

Several weeks for the council, plus drawing and production time. Starting when you sign the lease avoids a bare frontage on opening day.

Will the council’s fee appear as a separate bill?

No. It is part of our quote.

What if residents above object?

Objections are considered by the council. Choosing soft, directed lighting and a sensible size from the start reduces the chance of them.
